2-pipe or 4-pipe fan coil systems?

Updated 23 October 2026 · SEO Dons Editorial

What is the difference between 2-pipe and 4-pipe fan coil systems?

A 2-pipe fan coil has a single coil that can provide either heating or cooling at any one time. All the units on the circuit share that one mode, so a summer/winter switch changes the whole system over, and simultaneous cooling and heating in the same system is not possible. A 4-pipe system has two independent water circuits, one chilled and one for heating, and every terminal unit has two coils, so it can cool or heat according to what its room needs.

In practice the two coils often share the same block of aluminium fins to keep the unit compact, according to CIBSE Journal. Both layouts are fed by either a chiller and boiler combination or a heat pump arrangement. The fan coil units guide covers the units themselves.

What happens in spring and autumn?

That is where the layouts part company. In commercial and institutional buildings, CIBSE says, cooling and heating loads often coincide. A 2-pipe system has to pick one. Changeover is typically manual, in autumn and spring, so unusual weather patterns can make the right moment hard to determine, and in large systems the changeover itself can take some time, which CIBSE calls not ideal where room loads vary widely. CIBSE Journal goes further for the UK: successful operation of changeover 2-pipe systems here is likely to be challenging and rarely applied.

A 4-pipe system needs no summer/winter changeover. Cooling or heating can be produced at all times, and each room's temperature is controlled independently. CIBSE describes 4-pipe as extensively used in temperate climates such as the UK's, particularly where there is no clearly defined seasonal operation, and as common here because of variable weather patterns.

A worked example: one office on an April afternoon

This is a hypothetical illustration, not a measured building. Take a three-storey office with a glazed west facade, a shaded north side and a deep core full of equipment. On a sunny April afternoon the west rooms and the core want cooling, while the north rooms want a little heat.

One mode always leaves some rooms unserved. CIBSE Journal describes a real parallel: a refurbished office in Milan with different exposures had very different heating and cooling loads, with concurrent opposite loads particularly in the mid seasons. Its old 2-pipe plant was replaced by a 4-pipe system serving 263 fan coil units and two air handling units.

What do the extra pipes add?

A 4-pipe system adds a second water circuit and a second coil in each unit: more pipework to run, insulate, balance and commission, and a second set of valves and controls per unit. This page gives no prices, but those are the items to see itemised in a quote. The central plant also has to deliver chilled and heating water at the same time, and the commercial chillers page covers the chilled side.

Choice of unit is also affected. Daikin Applied UK lists some ranges with fewer sizes in 4-pipe form: its FWM-D range has 17 sizes for 2 pipe and 10 for 4 pipe, and its FWH-A cassette has 6 and 5. Its FWT-GT wall unit is 2-pipe only. Ask which sizes your design needs are offered in the form you want.

How do energy and controls compare?

In a 4-pipe unit only one coil is active at any time, with a narrow dead band between modes where neither runs. CIBSE adds that commissioning should check the dead band settings, to prevent simultaneous heating and cooling, which would waste energy. That puts the weight on controls: the hardware allows a room to heat or cool, so the strategy must stop it doing both.

A 4-pipe system can also be paired with plant that recovers heat. A hybrid heat pump is a packaged heat pump with heat recovery that can deliver cooling only, heating only, or both at the same time, and CIBSE says it allows the energy potential of coinciding loads to be recovered and usefully applied. Heat pump flow temperatures sit closer to 45 °C than the traditional 80 °C, so the fan coil heating coils must be designed for them. A 2-pipe unit still has a role where a space needs heating or cooling consistently, as a dedicated heater or cooler, according to CIBSE. For refrigerant-based alternatives that also move heat between zones, see the heat-recovery VRF guide.

How do you decide?

  1. List each zone's load profile through the year, including the shoulder months. Zones with opposite needs at the same time point to 4-pipe.
  2. Check whether any zone needs only heating or only cooling all year. Those can use 2-pipe units as dedicated heaters or coolers.
  3. Ask for the changeover strategy in writing if 2-pipe is proposed: who switches it, when, and what happens in a cold May or a warm October.
  4. Ask for the control strategy for a 4-pipe system, including the dead band and how simultaneous heating and cooling is prevented.
  5. Check unit sizes, the plant's ability to serve both circuits at once, and the heating water temperature the coils are selected for.
  6. Compare the two against a terminal alternative, such as beams, using the chilled beams versus fan coil units comparison.

Common questions

Can a 2-pipe system cool one room and heat another?

No. CIBSE Journal says a single 2-pipe water circuit can be used either for heating or for cooling, but not both at the same time. A seasonal changeover switches the whole circuit.

Do 4-pipe fan coils heat and cool at once?

Not within one unit. CIBSE says one coil is active at any time, with a dead band between modes, and that commissioning should check the dead band settings so that simultaneous heating and cooling does not waste energy.

Can a 4-pipe system run from a heat pump instead of a boiler?

Yes. CIBSE says 4-pipe systems are typically served by a chiller and boiler combination or a heat pump arrangement. Heat pump flow temperatures are closer to 45 °C, so the coils must be designed for that.

Is a 2-pipe system ever the right choice?

It can be, where a space needs heating or cooling consistently, because a 2-pipe unit can then act as a dedicated heater or cooler. Some wall units, such as Daikin Applied UK's FWT-GT, are offered in 2-pipe form only.
